Renovating a villa in Dubai involves more approvals than most owners expect: the master developer's NOC (Emaar, Nakheel, Dubai Hills, Meraas — whoever governs your community), then the government permit from Dubai Municipality or Trakhees, plus DEWA for load changes and Civil Defence where layouts or villa use change. Villa approvals — FAQs

Structural, electrical, plumbing or layout changes — yes, plus your community's NOC. Pure décor (paint, flooring without acoustic implications, furniture) generally doesn't, though gated communities often still want contractor registration for access. We confirm your exact scope's requirements in writing, free.

Developer NOC fees (AED 500–5,000+ by community), DM/Trakhees permit fees scaling with built-up area, and DEWA charges if loads increase — typically AED 4,000–12,000 in government/developer fees for a meaningful extension, before consultancy. Our proposal itemises it per your community.
